Planning Permission
Covers new owners of a property against the financial cost of dealing with works which were carried out in breach of local planning laws but only in respect of breaches which occurred at least 12 months prior to the sale of the property.

Restrictive Covenant Indemnity
Covers new property owners for financial loss due to the enforcement of a Restrictive Covenant in respect of past breaches
Absence of Easement Indemnity
Covers property owners for financial loss due to not being able to use easements which accompany their property
Missing Particulars Indemnity
Covers property owners for financial loss where the property is registered but one or more of the deeds is missing
Good Leasehold Indemnity
Protects property owners in cases where the freehold has not been registered and indemnifies the leaseholder in the event that the freehold is 'bad'.
Building Regulations Indemnity
Covers new owners of a property against the financial cost of dealing with works which were carried out without Local Authority Building Regulations approval or where there is no evidence of a completion certificate.
Registered Possessory Title Indemnity
Covers owners of a property where ownership has been claimed through Adverse Possession.
Local Search Indemnity
Indemnifies owners and their lenders against financial costs associated with problems which would normally be revealed during the 'search' process but have not been discovered due to the searches not being carried out, delayed for some reason or carried out some considerable time prior to completion of the purchase. May also be used in connection with Search Validation.
Chancel Search Indemnity
Covers property owners who have authorized a search in respect of Chancel Repair Liability against financial costs of meeting obligations in respect of church repairs where a valid demand has been served by the Church of England. No Search Chancel Repair Indemnity offers the same indemnity to property owners who did not authorize a chancel search to be carried out at the time of purchase.
Lost Title Deeds Indemnity
Covers the new owner of a property where the title deeds to the property have been lost against financial loss due to some other person claiming ownership or an adverse right in respect of the property.
Contingent Buildings Insurance
This applies to leasehold property where the freeholder or some other third party connected to the freeholder is responsible for organizing insurance for the property and provides indemnity for the leaseholder in the event that this insurance has not been arranged.
Indemnity Top Up
This is simply additional insurance to top up or increase an existing indemnity when a property is being sold or remortgaged.
Search Delay Indemnity
Indemnifies owners and their lenders against financial costs associated with problems which would normally be revealed during the 'search' process but have not been discovered due to the searches being delayed for some reason.
Absent Landlord Indemnity
Where a leasehold has been purchased and the landlord is either missing, absent or unresponsive, this insurance covers the leaseholder for the cost of unknown breaches of covenants or breaches of the terms of the lease.
Flying Freehold Indemnity
'Flying Freehold' or 'Creeping Freehold' indemnity covers the homeowner against loss due to inability to carry out necessary repairs if a neighbor does not permit access.
Insolvency Act Indemnity
This applies to residential property only and covers owners against financial loss associated with their property or part of their property being clawed back following the insolvency of a donor or vendor or joint-tenant.
Flat Maisonette Indemnity
This applies to leasehold properties only and provides indemnity to leaseholders in the event that other leaseholders of their property fail to pay amounts due in respect of major repairs which may be necessary to their building.
Missing Rent Charge Owner Indemnity
This insurance applies to owners of freehold properties where there exists an historic 'rent charge' and where the holder of the rent charge is missing or absent. This situation normally only applies to old properties.
Adverse Rights Indemnity
This insurance may be applied to either residential or commercial properties where there exists some right of way or other right which has been acquired over a number of years by a third party through Adverse Rights.
Environmental Search Indemnity
Indemnifies owners and their lenders against financial costs associated with problems which would normally be revealed during the 'search' process but have not been discovered due to the searches not being carried out, delayed for some reason or carried out some considerable time prior to completion of the purchase. May also be used in connection with Environmental Search Validation.
